What's the difference between homeowners insurance and a home warranty?

Homeowners Insurance and Home Warranties do not cover the same things.

You do not want to file a homeowners claim for an issue that your home warranty will cover. 

Homeowners Insurance:

Your insurance policy covers things such as fire damage, water damage, damage caused by a storm, and so on. You will want to read through your policy to understand the specifics of what your policy covers.

Let's say your water heater leaks heavily or even bursts. In our area, water heaters are usually located in your attic. This can potentially cause a great amount of damage. Your insurance policy should cover this damage. 

Consider the following: You're cooking and a kitchen fire erupts. Your homeowners insurance policy will likely cover the damage created by the fire and smoke. 

Our recent 2021 ice and snowstorm in Memphis caused damage to a mass amount of homes. Small structures collapsed due to the weight of the snow, roof leaks were prevalent, and water pipes began to burst in homes causing water damage. Insurance companies consider these weather/storm-related damage. 

A good rule of thumb is to think, is the damage to my home Sudden & Accidental?If so, your homeowners insurance will likely come into play. 

Your homeowners policy will not cover damages due to normal wear and tear. That would be a home warranty. 

Note: Earthquakes and floods aren't usually covered losses. You will want to discuss if you have these coverages with your local insurance agency.

Home Warranty:  

A home warranty is not related to a homeowners insurance policy. This would be an additional purchased service and what they cover varies. A home warranty will help cover the cost of repair for normal wear and tear to appliances and systems.
